These terms apply to your use of the Burch Appraisals, LLC website, online order form and client portal. By using them, you agree to these terms.
Website information is not an appraisal
Content on this website is general information only. It is not an appraisal, an opinion of value, or legal, tax or financial advice. An appraisal exists only when we accept an assignment and deliver a signed report.
Orders and engagement
Submitting an order or request does not create an appraisal assignment. An assignment begins when we accept it and confirm the scope of work, fee and due date, usually in an engagement letter. We may decline any assignment, including one outside our service area or competency.
Mortgage appraisals
Under federal appraiser independence requirements, appraisals for mortgage loans must be ordered by the lender or its appraisal management company. Borrowers cannot engage us directly for a mortgage appraisal.
Appraiser independence
Our fee is never contingent on the value reported, a predetermined result, or the outcome of a sale or loan. We cannot agree to reach a particular value, and we do not guarantee that an appraisal will support a price, loan amount or any other figure.
Fees and payment
Fees are quoted per assignment. Unless we agree otherwise in writing, payment is due before delivery of the final report for private appraisals. Online payments are processed through our client portal provider.
Use of reports
Each report is prepared for the client and intended users and the intended use stated in the report. No one else may rely on it, and it may not be used for any other purpose. Reports are copyrighted by Burch Appraisals, LLC and licensed to the client for the stated intended use.
Client portal accounts
- Keep your login details private. You are responsible for activity under your account.
- Upload only documents you have the right to share, and do not upload anything unlawful or harmful.
- Tell us right away if you believe someone has accessed your account without permission.
- We may suspend an account that is misused.
The portal is provided by Appravia, and its availability depends on that service.

This website links to third-party services we do not control. We are not responsible for their content or practices.
Limitation of liability
This website is provided "as is." To the extent allowed by law, Burch Appraisals, LLC is not liable for indirect or consequential damages arising from use of the website or portal. Liability for an appraisal assignment is governed by the terms of that assignment.
Governing law
These terms are governed by the laws of the State of Texas.
Changes
We may update these terms and will post the new version here with a new "last updated" date.
